Most years December arrives in my house with a flurry of wild panic. How many shopping days left? The last posting day for our relatives who live in Outer Mongolia is when? This year, because of the nature of my job here at Farrell Heyworth, I’ve been planning for Christmas for the last 6 months. The reason we’ve been thinking about Christmas for this long is because the festive season is a big deal for our agency and clients alike, not just because we all like mince pies and garish jumpers.
 

Our job is to be prepared for any change in the market in advance so that we can pass on the benefit of that planning to you. We know, courtesy of research prepared by our friends at Rightmove, that in the next month property searches will increase by 40%, and that in January those figures will continue to rise. The message is that smart sellers capitalise on the boom in traffic by marketing their property in December.
 

So what can we do to help you?
 

Spread the word

 
Whilst we know that property views spike in December, you may not. In fact it’s perfectly logical to expect the opposite. The vast majority of businesses not involved in hospitality and entertainment are much quieter over the festive period. So we’ve used social media, property portals and newspapers to tell as many people as possible that now is the time to put their property on the market.
 

Put your property where it will be seen by the most buyers.

 
We know where people are looking for property and what they want to see. Clients that put their property on the market now can guarantee that when the festive rush happens, their property will be right where the maximum number of buyers are looking and that their property will be presented in the best light.
 

Plan for January

 
I know you probably don’t want to think about January right now. So, we’ve done it for you. January is one of our busiest months. Clients who list their property in December have already had their property valued, photographed, measured up and brochures prepared. And because all of the preparation has already been done we can concentrate in January on finding the right buyer for your property.
 

Sell your property
 

This may sound obvious. After all it’s what we’re here to do. But nationally only 70% of all properties with sales agreed (when an offer has been accepted) actually proceed to completion (when the keys can be handed over). We’re very proud to say that 91% of our sales proceed to completion, all credit for which goes to our highly skilled branch teams. That means less disappointment because our sales proceed more often and less time wasted starting again to find a buyer. 
 
This year my presents are already bought, wrapped and posted to Outer Mongolia. So like all of our super prepared December sellers I can enjoy my mince pie and garish jumper in peace.
