How will the 'Mortgage Price War' affect you?

John French from Mortgage Advice Bureau at Farrell Heyworth estate Agents comments on how the current battle amongst lenders and their rates could help borrower’s chances of getting a cheaper mortgage.

It is no secret that the UK is amongst its very own mortgage ‘price war’. Lenders are breaking records on a weekly basis as banks continue to slash mortgage rates after the Bank of England announced that interest rates will continue to stay lower for longer.
But how is the ongoing battle between lenders beneficial to you?
The postponement of an increase in the bank rate is a complete change of direction by the Bank, with lenders increasing their rates earlier in the year in preparation for such a rise that was expected to arrive early next year.However, real wages are not rising in the UK, and the Bank’s Monetary Policy Committee (MPC) has refused to increase rates until they begin to do so.

Because of this, swap rates declined last week, permitting banks to offer extremely cheap loans – with one lender offering a record low 0.99 per cent – albeit with a £1,999 fee.
What are swap rates and why are they causing low interest rates? Interest swap rates are how financial bodies protect themselves against changes in the LIBOR rate (the average interest rate used by the UK’s leading banks).
For example, if a company sits on floating rate payments but believes that the LIBOR rate is likely to rise, it can protect itself by switching to fixed-rate payments. The swap rate is the cost of this switch and directly affects the interest rates that that lender offers customers.
So what’s next?
Mortgage rates under 2 per cent will soon become the standard in the months leading up to Christmas and will lead to a significant increase to mortgage availability.
The changes inflicted on the market by the Mortgage Market Review (MMR) have relaxed and those who struggled to obtain a loan earlier this year will now stand a better chance, with lenders now looking at where they have been most scrutinous over the past few months.

Property hunters hot foot it to new Farrell Heyworth St Annes office

Following their hugely successful Open Day on Saturday, Farrell Heyworth are proud to announce the official opening of the brand new St Annes office. 

Branch manager Daniel Procter is thrilled with the new space,

Daniel was also keen to point out that the new branch is a clever merging of what was originally two separate shop-fronts

The new opening comes hot on the heels of St Annes viewer, Carl Gough, winning the coveted new Farrell Heyworth award for 'Employee of the Month' for November.

Charity Golf tournament boosts our Macmillan total.

As part of the ongoing support of our charity of the year, Macmillan Cancer Support, a charity golf event was held at The Shaw Hill Golf and Country Club, Whittle le Woods.

The competitors, comprising of the company directors and their guests, paid to take part in the competition, raising £1020 for the charity. The substantial cheque was presented to Macmillan representative, Fiona Dundas, at the 19th hole. The winning team comprising of John Collins, Simon Penney, Mark Collins and Graham Bradbury will take home a trophy specially created for the event which it is hoped will become an annual event.
