Assured Shorthold Tenancy Agreement


Tenants must sign a tenancy agreeent before they move into your property. The most common of which is the Assured Shorthold Tenancy Agreement. This document will set out the rights and responsibilities of both parties. The term of the lease will be 6 months, but this can be extended if agreed by both parties. If you want to reclaim your property, failing any legal reason, you will have to wait until the end of the 6 months.

Protect your tenant's deposit


If you are holding your tenant's deposit you must ensure that it is protected. At the end of their tenancy, if the tenant has fulfilled all of their contractual obligations they have a right to have their deposit returned. Consider holding it in a separate account or ask us for further advice.

Safety is your priority


You have a legal obligation to ensure that property fulfils all it's obligations in terms of the safety of it's electrical and gas appliances and instillations. These checks are easily done by a qualified contractor and it's illegal to let your property without them.

Create a detailed property inventory


We've touched on this in a previous blog but it really does pay to ensure you know what the state of your property is before your tenant moves in. Share this information with your tenant and then everyone knows what's expected of them.

Communicate with your client and us


It's essential that you have good open communication with your client, either directly or through us. If they are contacting you with a request for a repair, try act on it fast. Not only will you keep your tenant happy but it will almost always be cheaper for you.
