Commissioning a RICS survey – What type of survey is right for you?
Buying a conventional in good condition or a new build property?
You need a RICS Home Condition Report (HCR) – This report uses a simple traffic light system to help you understand the condition, legal issues and any defects which would require urgent repair.
Buying a conventional property in reasonable condition?
You need a RICS HomeBuyer Report (HBR) - This survey can be commissioned on its own or with a valuation.
The survey: Gives in depth information about the condition of the property with specific advice about defects requiring ongoing maintenance or urgent repairs.
The survey and valuation: Gives the same information as the above, but also provides you with a market valuation and insurance rebuild costs.
Buying an older or larger property or considering doing significant work to the structure?
You need a RICS Building Survey – This report will provide comprehensive information about the condition of the property, legal issues, maintenance and repairs.
